What if I am working with an agent?
If you are in a contractual arrangement with any other Broker or your property is currently listed with another Broker, this is not intended as a solicitation of your business or that listing. We honor and respect relationships with other brokers. If you are not under contract, our brokers will be happy to list your home and help you find a new one. .

The Flat Rate plan saves me money how?
The Listing Brokerage commission is eliminated or reduced substantially (subject to your Brokers location). Generally, just the Buyer Agent commission that you have contracted with your Broker and offered over the MLS will be due at closing. .

If I find my own buyer , will I still have to pay a selling commission?
No. If you locate an Unrepresented Buyer with no agent being the procuring source, there is no Buyer Agent Commission. Confirm the specific terms of the listing agreement with your Broker. The Unrepresented Buyer status should be documented for your and your Brokers protection. .

Must I have a lockbox and/or sign ?
No, but Realtors® are on a fast track and depend heavily on them for quick access. Realtors® show many homes within a very short period of time and your home cannot be sold without access. We strongly recommend a Realtor® lockbox in all MLS areas. Signs are also recommended as a major marketing tool but generally not required. consult your Broker in regards to policy. .

Can I use my own exterior home photo for the MLS?
Yes. Your Broker will inform you of photo options available thru your Local MLS. There may be restrictions on type and viewable items. All submitted photo's become the property of the MLS .

How does the additional photo option on Realtor.com work?
If your Broker has a Showcase contract with Realtor.com, you may send us up to 5 additional photos of your home to appear only on Realtor.com. With the additional photos option you will be able to show potential buyers from all over the world more than just the front of your home. They will be able to view the best your home has to offer such as a great master bedroom, kitchen, deck, pool etc.

How do I return your materials ?
All materials are the property of your Broker, and in order to receive the return of any deposit they must be returned in the same condition as they were delivered following settlement or termination of your listing. In most cases your Broker will deliver and pickup signs, keyboxes etc..

Do I have control over all listing information?
In most cases Yes. The MLS arranges required information according to multiple choice templates. Public linked sites are not controlled by the Listing Broker. Most fields are not transferred to public sites, only the most basic .

Can I add any specifics later?
Possibly. We input only required fields. If you wish to add information in non-required fields (room dimensions, sq ft, etc.) you may do so by written amendment or by e-mail after listing.

How do I make changes to my listing?
Yes in most areas, You may make multiple changes to your listing at any time. Your Broker can verify his policy in this matter .

Can I go to a website and see my MLS listing?
Yes, Your Broker will instruct you in how you may view a "Public" paraphrased version of your listing. This is NOT your actual MLS listing. Unless you are a licensee and MLS member, you cannot access the MLS to see your actual listing. The MLS is a closed proprietary system for Realtors only. Your Broker will forward to you a copy of your actual MLS listing once it is listed.

Can you edit public web sites?
No. The MLS has partnership arrangements with public sites and provides photo and text according to their templates. Sensitive owner’s information such as name address and phone number is omitted. Your Broker has little or no control over public sites and cannot edit.

How do I pay for my MLS listing?
By credit card through our website using "PayPal". Once an agreement (listing contract) has been reached between you and the listing Brokerage and your property has been entered into the MLS system your listing fee is NON-REFUNDABLE .

Are you involved with the sales contract ?
Your listing is more than just an ad, it is an actual MLS listing in the Realtors® Multiple Listing Service. To save on commission, you will handle many details of the sale yourself. However, your Broker may be required by law to process and maintain many documents relating to the listing and sale.

Are you involved with negotiations ?
No, Your Broker may be depending upon the service contract. You may have the option of Broker consultation. You will handle all showings, inquiries. The sales contract presentations may or may not be your sole obligation, Consult your Broker. Upon accepting a contract, be sure to forward a copy to your Broker .

What is required for your files ?
Sales contracts, addendums, MLS status changes, warranty documents and other documents as required. Additionally, as the listing Broker, the Broker may need to communicate with the selling agency, title company processor, appraiser and other parties. Your Broker does not handle the settlement itself.

What is the general sequence of events after listed?
The following is not guaranteed, but is a general time line of events:
