Is this the same Multiple Listing Service (MLS) to which all area Realtors® belong? 
Yes. All participating MLS Realtors® belong to their local association of Realtors®. Wherever you may be located, if available we will place you in the proper MLS for your area.

Is the MLS the best way to sell my home? Actually, it's about the only way.  Statistically, the overwhelming majority of homes in our area are sold through the MLS.

What is included with my listing?
Terms and services may vary by state; Your listing should include, the listing text, an exterior home color photo, Realtor.com® and other internet sites provided by your local Broker. Confirm with your broker before signing. Back to top .


Will Realtors ® show and sell my home even though I went flat rate instead of paying a high commission? 
Yes. There is no way to tell how much you paid to get on the MLS. Regardless of whom you listed with or what you paid, your listing will look no different from any other listing in
form and style.

Will Realtors® show and sell my home if I am not listed with their company
Of course.  The very purpose of MLS is for Realtors® to sell each other's listings.

Will Realtors® call you or me ?
You. Realtor® custom is to call before showing your home. Offers will be promptly presented. If available by your Broker, you may choose a consultation option, the Broker will provide assistance regarding offers.

How long should I expect to be on the market?
Your home should sell quickly if it is priced right, is in a good location and shows well. Your listings will create the drama and excitement necessary to draw maximum attention to your home.

How long is the listing period? Listing periods are generally in 6 month increments. Your Broker may have a variation to this term. Most homes are sold within the initial 6 month period.

What if I am working
with an agent?
If you are in a contractual arrangement with any other Broker or your property is currently listed with another Broker, this is not intended as a solicitation of your business or that listing. We honor and respect relationships with other brokers. Otherwise, our brokers will be happy to list your home and help you find a new one.

With your plan I understand that I am saving commission on the "listing" side of things by going with the flat rate, but do I still have to pay a "selling agent?" Yes. If the Realtor® presents a ready, willing, and able buyer with a satisfactory contract the Buyer Agent commission that you have contracted with your Broker will be due at closing.

If I find my own buyer , will I still have to pay a selling commission?
  No. If  you obtain the buyer with no agent being the procuring source, there is no commission. Confirm specific terms with your Broker.

If your Brokers don't charge commission, how do you make your money?
  We operate on extremely high volume. There is a good chance your neighbor sold their home through our Brokers. Their time is devoted to working with qualified buyers and these types of listing and passing the savings on to you.

Must I have a lockbox and/or sign ?
No, but Realtors® are on a fast track and depend heavily on them for quick access. Realtors® show many homes within a very short period of time and your home cannot be sold without access. We strongly recommend a Realtor® lockbox in all MLS areas. Signs are also recommended as a major marketing tool.

What services do vendors supply?
Photography & Internet services are provided by the MLS & other 3rd party vendors.  Therefore schedules & services are approximate and subject to availability and change without notice.

Can I use my own exterior home photo for the MLS?
  Yes. Your Broker will inform you of photo options available thru your Local MLS. All submitted photo's become the property of the MLS

How does the additional photo option on Realtor.com work?  If your Broker has a Showcase contract with Realtor.com, you may send us up to 5 additional photos of your home to appear only on Realtor.com. With the additional photos option you will be able to show potential buyers from all over the world more than just the front of your home.  They will be able to view the best your home has to offer such as a great master bedroom, kitchen, deck, pool etc.

How do I return your materials ?
All materials are the property of your Broker, and in order to receive the return of any deposit they must be returned in the same condition as they were delivered following settlement or termination of your listing. In most cases your Broker will deliver and pickup signs, keyboxes etc..

How do I get the free forms and contracts you offer?   All forms and contracts that are needed can be obtained by contacting the Principal Broker.

Do I have control over all listing information?
No. The MLS arranges required information according to multiple choice templates. We cannot customize. Further, most fields are not transferred to public sites, only the most basic.

Can I add any specifics later?
Possibly. We input only required fields. If you wish to add information in non-required fields (room dimensions, sq ft, etc.) you may do so by written amendment or by e-mail after listing.

How do I make changes to my listing?
You may make multiple changes to your listing at any time. You may send instructions by mail or email. Your Broker can verify his policy in this matter

Can I go to a website
and see my MLS listing?
Yes, Your Broker will instruct you in how you may view a "Public" paraphrased version of your listing. This is NOT your actual MLS listing. Unless you are a licensee and MLS member, you cannot access the MLS to see your actual listing. The MLS is a closed proprietary system for Realtors only. Your Broker will forward to you a copy of your actual MLS listing once it is listed.

Can you edit public web sites?
No. The MLS has partnership arrangements with public sites and provides photo and text according to their templates. Sensitive owner’s information such as name address and phone number is omitted. Your Broker has little or no control over public sites and cannot edit.

How do I pay for my MLS listing?  
By credit card through our website using "PayPal". Once an agreement (listing contract) has been reached between you and the listing Brokerage and your property has been entered into the MLS system your listing fee is NON-REFUNDABLE

Are you involved with the sales contract
Your listing is more than just an ad, it is an actual MLS listing in the Realtors® Multiple Listing Service.  To save on commission, you will handle many details of the sale yourself.  However, your Broker may be required by law to process and maintain many documents relating to the listing and sale.

Are you involved with negotiations
No, Your Broker can be if you specifically request Broker consultation.  You will handle all showings, inquiries, and sales contract presentations on your own.  Upon accepting a contract, you will forward it to your Broker for his files.

What is required for your files Sales contracts, addendums, MLS status changes, warranty documents and other documents as required.  Additionally, as the listing Broker, the Broker may need to communicate with the selling agency, title company processor, appraiser and other parties.  Your Broker does not handle the settlement itself.

Is there an additional charge for Broker Representation ?
   Consult your Broker: NOTE: This may be an optional service and not required.  The Broker Fee will be paid from the proceeds of closing at settlement.

What is the general sequence of events after listed?
The following is not guaranteed, but is a general time line of events:

  • Listed in MLS: Upon receiving all information and depending on the time of day, your home is usually placed in the MLS within 24 hours.

  • Photography: You may submit photos to your Broker. See you Broker for details.

  • Photo in the MLS: Home photo usually appears in the MLS within 24 hours.

  • Listed on web sites: Paraphrased MLS text usually appears in available public sites (UtahRealEstate.com, Realtor.com®, etc.) in 2-3 business days.

  • Web Photos: See you Broker for details.

  • Lockboxes/Signs: See you Broker for details.

  • Virtual Home Tour: See you Broker for details.

  • Home Appliance 1 Yr. Warranty: If ordered, usually takes effect 1-2 business days after being listed.

  • Consultation: If elected, Broker Representation may be available immediately after being listed.
